Blenheim Grange which extends to some 58 acres and consists in part of the former RAF Watton air base, was constructed in 1937 and used by the RAF during the Second World War. It was in operation until the 1970s but has now been vacant for many years. The site includes an existing road system with various former operational buildings including offices, barrack blocks and four large hangars. These buildings, which are now derelict, are distributed throughout the site but are contained in an attractive setting, characterised by open space and mature trees which Cofton propose to retain in the new development.

The Blenheim Grange site is located approximately 2km east of the town of Watton, adjacent to the B1108 Norwich Road. The City of Norwich is approximately 12 miles to the east, Dereham 10 miles to the north and Thetford approximately 15 miles to the south.
