1. Connection to Countryside
The site enjoys extensive views across the air field and the feeling of space and “openess” that can be experienced when emerging from the enclosure provided by the existing trees should be exploited. There are a number of visual markers in the surrounding countryside, including the church tower at Griston and the mature woodland block to the south east, which will be addressed by the residential layout and provide clear opportunities to produce a development which respects its context and creates a sense of place.

2. Creation of compact communities with local facilities
The site provides a real opportunity to create a high quality, open space led PPG3/PPS3 compliant development which will provide the critical mass to allow community facilities to become established for the benefit of both new and existing communities. This will allow the development to promote sustainability with the opportunity for residents to live, work and use key facilities within the boundary of the site.

3. Improved links to Watton
As noted previously, they are relatively few links to Watton other than the B1108, with many of the small communities being physically segregated from one another. Development of the site will introduce pedestrian and cycle way links which tie the adjoining housing areas together, while providing an alternative route to the town centre via Griston Road, again promoting sustainability.

4. Retention of existing trees
The retention of the quality mature tree setting will be beneficial in helping to integrate new development into the surrounding area while contributing to an attractive and marketable identity.
