The proposed site at Watton is within walking distance of Watton town centre but also benefits from the X3 bus service which runs along Norfolk Road. Further opportunities to improve pedestrian connections exist.

2. Mixed use development
The proposed development builds on the employment and community uses proposed within the recent phase 1 planning application for the northern part of the site, creating a mixed use development.

3. A greener environment
The proposed development benefits from the significant mature trees within the site. These have been an inclusive part of the design, in combination with an extensive open space strategy, with the effect of creating a compact development structured by quality green space.

4. Greater emphasis on quality and designing places for people
The proposal breaks the development down into different character areas, all promoting high quality residential environments. The design concept throughout the development is to create a varied and interesting streetscape for people to interact within and provide an accessible network of streets, paths and cycleways.

5. The most efficient use of land
The development proposal is at sustainable densities of 30-50 dwellings per hectare. It also retains the existing site infrastructure, minimizing replacement. This allows the majority of proposed development to be located in areas previously containing buildings.
