The design and layout of Blenheim Grange has been based upon a careful assessment of the constraints and opportunities that the site and its environment offer. To summarise, the development will: -

  • Provide sustainable residential reuse of a previously developed site in line with Government Guidance.
  • Provide a density between 30 and 50 dwellings per hectare, which is fully in accordance with Government Guidance in PPG3/PPS3.
  • Provide additional affordable housing provision and a range of units throughout the site in accordance with the latest Government Guidance.
  • Provide employment and local facilities throughout the site in accordance with the latest Government Guidance.
  • Not prejudice, but contribute towards the development of the overall site.
  • Incorporate existing trees and shrubs within the development where possible to contribute towards an attractive living environment.
  • Enhance existing pedestrian routes and introduce additional paths through the site and along the B1108 frontage to ensure permeability for pedestrians and cyclists.
  • Provide a pedestrian crossing for the B1108.
  • Provide a layout that is not car dominated.
  • Provide attractive and useable open space and play space for the benefit of residents.
  • Provide an attractive new townscape through good urban design.
